Single property analysis  °°°
This household budget calculator like utility will enable the user to submit and save the subject property data to a record file. It will be offered to overview, evaluate and enter up to 24 parameters related to the home carrying costs. Entire set of provided parameters will be utilized for a future comparing and long term analysis. (Screenshot 1)

Comparing single properties
With the help of this part of the program the user will be able to select any combination of saved properties and compare them site by site interactively. All selected properties data will be sorted by corresponding parameters and presented respectively in the tables, linked to a color graphs and print version. Color charts will reflect the sets of expenses prudently summarized by relevance. (Screenshot 2)

Viewing and editing properties data
This utility is for viewing and editing entries of saved properties data, where the user can append modified record to already existing records or replace selected record with just edited one.

Deleting saved properties
This is for deleting saved properties data, where the user can select all records at once or just a few records and delete them temporarily, so just deleted properties will not be presented for a future comparing and analysis.

Recovering deleted properties
This is for helping the user to recover temporarily deleted properties when they were deleted with ‘ Delete saved properties ‘ feature just described above. It also has a ‘Delete‘ button, which will delete selected records permanently.

Long term analysis for a single property
Here the user will be able to project financial balances for the property into a long term prospective. The user can select any saved property record, specify some additional parameters in the form and submit it for a long-term analysis. The result of analysis will be displayed in two linked tables with a brief and detailed presentation of annual balances, therefore, the user will be able to find out which year brings a ‘break even’ point and starts generating a true capital gain from the subject property.

Comparing properties after long term analysis
With the help of this part of the program the user will be able to select any combination of saved properties, enter some additional common parameters into the form and then compare the results of long term analysis for each property.
The result of long term comparing will be displayed in a table, where the user will find a ' break even ' year and average return rates for each selected property. Therefore the result of long term comparing will show which one of the selected properties brings the earliest ‘break even’ year and generates more efficient return during the user specified term.

This mortgage calculator helps to compute the user’s monthly mortgage payment and equity accumulation at the end of each year of mortgage payment for up to 40 years based on a provided Principal, Mortgage rate, Mortgage term and yearly Home Appreciation Rate.
It also computes the results of accelerated mortgage payments if the user specified an extra monthly or/and extra yearly payments amount, which the user would pay on a top of regular mortgage payments. The resulted values will be total interest amount accumulated during a full term of the mortgage payments, total interest paid after extra payments were made, total saving on interest caused by accelerated payment term, mortgage maturity term in years and months.
Computation of equity accumulation at the end of each year of your mortgage payment will be reflected by extra mortgage payments(optional).  Detailed annual report with mortgage payment balances along with the diagrams on a progress for principal and interest payments can be previewed, printed and saved to a hard drive.
